RENTAL ACKNOWLEDGEMENT Guests acknowledge that they are licensees of the owner and do not acquire any interest in the property. Evergreen Cabins reserves the right to refuse service at our discretion.

VERIFICATION A valid driver's license and credit card are required at check-in.
​
CHECK-IN / CHECK-OUT Check-in is no earlier than 4:00 PM. Check-out is no later than 10:30 AM. An additional half-night charge applies for early arrivals or late departures. Guests who do not complete check-in paperwork by end of business the day after arrival will be charged a $35.00 late processing fee.

OCCUPANCY Cabin occupancy may not exceed the maximum capacity posted in the cabin and our brochure. No exceptions, including for children. The minimum age to reserve a cabin is 21. The reserving guest must be present at check-in and assumes full personal and financial responsibility for all members of their party.

PAYMENT 50% of the reservation total is charged at the time of booking. The remaining balance must be paid at check-in by credit card or cash. Keys will not be distributed until the full balance is paid.

CANCELLATIONS All cancellations are subject to our no-refund policy. Cancellations made 30 or more days prior to arrival may be rescheduled within one year without penalty, subject to availability. Bad weather is not grounds for cancellation. If Interstate 80 is closed due to weather, reservations may be transferred within one year.

USE OF PREMISES Guests assume sole responsibility for any property damage, accident, or personal injury arising from their use of the cabin or its contents. Guests agree to indemnify and hold Evergreen Cabins harmless from all related claims, including those from third parties. Occupancy and conduct must not disturb neighboring guests. Management reserves the right to terminate any stay for disruptive behavior with no refund.

DAMAGE & THEFT Guests agree to leave the cabin in clean, undamaged condition. A credit card on file will be charged for any repairs, special cleaning, or theft beyond normal wear and tear. Missing items will be replaced at current retail value plus a $25.00 service fee. Disputes or unpaid balances may result in legal action, with venue in Jefferson County, Pennsylvania. Reasonable attorney's fees will be the responsibility of the guest.
HOUSEKEEPING DUTIES Before departing, guests are required to wash all dirty dishes, dispose of all food from cabinets and the refrigerator, place all garbage in the dumpster, lock all doors and windows, set the refrigerator to #1 and the thermostat to 55°F in winter, and return the cabin key to the office.

CABIN SUPPLIES Cabins are stocked with linens, kitchen essentials, and a starter supply of paper towels and toilet paper. Guests must bring their own soap, paper products, garbage bags, and towels. All cabins are inventoried at checkout and guests will be charged for missing or damaged items.

SMOKING Smoking is strictly prohibited inside all cabins. Outdoor and porch smoking is permitted with proper disposal of butts. Indoor smoking will result in a $150.00 deep cleaning fee.

ALCOHOL Alcohol is permitted but must not be prominently displayed. No kegs are allowed. Loud or disruptive behavior will result in removal from the property with no refund.

PETS Dogs are permitted at $15.00 per night per dog. Owners are fully responsible for their dog's behavior. Dogs must be leashed at all times. Pets are not permitted on furniture or in bathing areas. Undeclared dogs will be charged at $20.00 per night per dog. Additional cleaning fees may apply.
MALFUNCTIONS We strive to provide clean, well-maintained cabins. In the event of a malfunction or breakdown, we will respond as quickly as possible. No refunds will be issued for maintenance issues or circumstances beyond our control, including power outages caused by storms. In rare cases, guests may be moved to another available cabin.

PESTS Every effort is made to prevent pests, insects, and mice. The presence of pests is not grounds for compensation of any kind.
